The first step of our journey is an initial meeting. We’ll discuss what’s important in your next home and how you envision your family’s future. You’re outgrowing your current home and you need more space. You’re looking for your forever home. You’re thinking about where you’ll go, which neighbourhoods are family-friendly and where the best schools are. You're also wondering what you can afford and if you should move now or wait. You’re overwhelmed and busy with family, work and life! It’s our job to take on the stress and help you get into your new home so you can focus on the excitement.
Part of our process is to help you understand what your current home is likely to sell for. This will tell you what you can afford and what neighbourhoods we can look at. We’ll give you an honest and realistic value and timeline for selling your home. We have two offerings to prep your home for the market and get you the most money from the sale. We’ll discuss each of these and decide which is best for you.
The first step in moving is to build a plan so that you know where you stand with your current situation. You need to know what your budget is and have a clear vision for what your next home needs to have. Most people buy before they sell. This meeting will lay the foundation for you so we can move fast without the stress.
starting your search

It’s time to start looking for your new home. We already know what your current home is worth, so now it’s time to connect with your lender and get you pre-approved. Your budget will determine what type of home and neighbourhoods we can look at. You don’t want to overspend so having a clear number is super important.
Once we have a budget you’re comfortable with, it’s time to start the search. We’ll start sending you listings that match your criteria. If we aren't finding what you’re looking for on the MLS we’ll get creative. We look at off-market homes and leverage our network to find opportunities for you. We’ll start visiting properties. If they find one they like, we’ll put an offer in and get you your home. If not, we’ll repeat the process until we do.
It's important to stay on top of your immediate market. While you’re looking at homes, we’ll send you updates on everything that’s listed and sold in your neighbourhood.
Emotions can take over when you’re looking at homes. It’s easy to look outside of your budget and fall in love with something you can't afford. So, we'll know your budget and stick to it to avoid disappointment.

When we first met, you chose the Start to Sold package so it’s time to make it happen. Now that you’ve found a home you love we need to sell the one you’re in. We know you’re busy and don’t have time to get your house market ready. We have a team of stagers, cleaners, landscapes, handy-men, etc. that will come in to get the home ready to list. We’ll coordinate everything, so you don’t have any added stress while you’re getting ready to list. Then we’ll have professional photos and video done. These small details can add thousands to your sale price.
Because you’ve bought a new home, we’re working with a deadline. You need to sell your current home quick. But we can’t skip the prep of your home, buyers need to see it at its best so we can get you top dollar. We don’t cut corners but we do work to get it on the MLS as fast as possible.

Now that your home is ready, it's time to hit the market. We know that marketing makes a huge impact, so we have a full service approach to it. We’ll make sure your home gets in front of as many potential buyers as possible. Our goal is to get you the most amount of money, in the shortest amount of time.
We market your home online and offline with direct marketing, digital and social media marketing and print. We have national reach so if someone is interested in your home, they will see it.
When offers come in, we'll sit down and review them with you. We’ll review all the details together and negotiate on your behalf. After all, our goal is to make sure you get as much money possible out of the sale.
We want you to be excited about your new home. We also know it’s hard to focus on that when you still need to sell your current one. We’ll focus on reaching potential buyers and getting you a quick sale for top dollar. You focus on your new house and what you’re going to use that extra space for!
moving time

Offers are accepted, so now it’s time to focus on conditions and firming up the deals. It’s time to complete inspections, connect with your lawyer and get your mortgage and appraisal done. We have a network of top notch professionals we can refer you to from inspectors to lawyers to movers. We’ll help with all of this. We also stay in touch with the Agent on the other side to make sure there are no surprises along the way. We want you to know we’ll be there from sale to close.
This is where we celebrate how far you’ve come! When you work with us, you’ll find the space you need for your family. Your stress and frustration in your current home will disappear.
